Sobik’s Subs, with more than 40 franchised units, is currently seeking aggressive franchisees looking for single units, co-branded units and regional developers.

The formula for Sobik’s 35 years of success is simple: quality food, moderate prices and a system that is easy to operate. Sobik’s Subs units are designed to run efficiently with a relatively small crew even during meal rush periods. The equipment needed is straight forward; a simple floor plan and interior design keeps overhead low.

Individual Franchise

A single unit Sobik’s Subs franchise fee is set at $20,000. This fee covers the cost of training, legal documents and the support and expertise of our affiliate company, Ultimate Franchise Systems, Inc. Ultimate operates over 400 franchised restaurants under several brand names.
Your costs of opening your own Sobik’s Subs will be determined by many factors including lease negotiation, store build out costs, etc. The typical equipment package is less than $50,000 for a standard store. Our dedicated team will assist you in opening your store at the most advantageous costs.

The royalty payment for an individual store is 5%. The core product is Sobik’s recipe sliced meats. These products are premium meat products developed by and exclusively manufactured for Sobik’s. This assures consistent high quality menu items to your customers and across the Sobik’s Subs restaurant chain. Product consistency, quality and affordable pricing for the consumers is the key ingredient in a successful quick serve franchised food operation.

Sobik’s Subs encourages individual franchise operators to think big and open additional restaurants. Depending on your personal goals and ambition there is no limit to how many Sobik’s Subs restaurants you can own. The relatively low cost of opening Sobik’s Subs restaurants provides an excellent opportunity for growth.

Regional Franchise

A regional franchisee is assigned a particular geographic territory to develop individual franchised restaurants. Please contact the Sobik’s Subs office directly for more information
Sobik’s Subs is dedicated to expanding the franchise through Regional Franchisees and will assist in preparing advertising and marketing programs to help you.

Obtaining a Franchise
If you are interested in a Sobik’s Subs franchise, the procedure that follows is set forth by the United States Federal Trade Commission for your protection. Sobik’s is pleased to adhere to those requirements.

1. Application is completed and submitted to Quality Restaurant Ventures, Inc. by prospective franchisee. » Click here to download Confidential Franchise Application (PDF)

2. A copy of Quality Restaurant Ventures, Inc. Uniform Franchise Offering Circular is tendered to prospective Franchisee who signs a receipt acknowledging the date of receipt.

3. A formal meeting is arranged between the prospective franchisee and a Quality Restaurant Ventures, Inc. representative.

4. A general location for an individual franchisee store or a territory and development schedule for a Regional Franchisee will be agreed to.

5. A Franchise agreement or regional franchise agreement will be submitted to the prospective franchisee.

6. Franchisee will submit signed agreement along with the required franchise fee.


QUALITY RESTAURANT VENTURES, INC. WILL NOT ACCEPT ANY FEE FROM ANY PROSPECTIVE FRANCHISEE LESS THAN 10 DAYS AFTER PROSPECTIVE FRANCHISEE HAS RECEIVED THE UNIFORM FRANCHISE OFFERING CIRCULAR.



The above is the formal procedure to acquire a Sobik’s Subs franchise. Our staff will then work with you to open your store or market in your territory. Our franchise support department is located in Heathrow, Florida where you may visit prior to you decision to purchase a Sobik’s Subs franchise. Is previous restaurant experience required?
No, of course it helps, but everyone has designed the Sobik’s System for ease of operation. The training course provided as a part of your franchise package will provide you the foundation necessary to successfully operate your franchise. Additionally, follow-up and on-going assistance will be provided. Your training really never ends. It's all up to you.

Can I franchise more than one unit?
YES. We welcome development of multiple units by those franchisees that demonstrate their ability to successfully operate a Sobik's Subs Shop and have the financial resources required for multiple operations. What is the term of the franchise agreement? The initial term is ten (10) years. The agreement is renewable, subject to your performance during the initial term. There is a $2,500.00 renewal fee.

Where do I obtain financing?
The most common source for financing is your local bank. Sobik’s International Franchising does not provide direct financing. We will provide you a list of potential lending and equipment leasing sources. The Company does provide for payment of the Franchise Fee in two installments. The initial payment of $2500.00 is due at the time of signing the Preliminary Agreement and the balance of $2500.00 for a Sobik’s Express or $10,000 for a Sobik’s Traditional Store can be paid when the Franchise Agreement is executed.

How long does it take to open a Sobik's Subs Unit?
In general, you can expect a 60 to 90 day time frame, once a lease and contractor have been secured. Where do I purchase equipment, food and supplies? A list of approved equipment; food and supplies will be provided after you sign your franchise agreement. Certain vendors have been approved to supply all Sobik's restaurants, however you may purchase from another source provided it has been approved in advance and the equipment, food and supplies being purchased meet our standards.

Do I have to be an "owner-operator"?
While the Company does not require that you personally operate your restaurant on a daily basis, experience has shown the best run; the owner actively manages most profitable restaurants. The owner of a single unit should be prepared to commit considerable personal time to onpremise management.

What is a Sobik’s Subs Express? An Express unit has a limited menu and occupies a reduced space. The express units are designed for convenience stores, universities, foods court, hospitals, etc. The start up costs associated with an Express unit is minimal. The Franchise fee is $5,000. The total investment ranges from $25-35K.

-Call the Authorized Franchise Sales Agent and set up a meeting to review any additional questions you have, discuss the geographical preference for your site and the UFOC - Uniform Franchise Offering Circular. This document is mandated by the Federal Trade Commission and explains our business opportunity in depth.

-Once you have reviewed the UFOC and research has been completed by you and QRVI, a determination will be made and a Preliminary Agreement will be signed.

When the site is selected and is approved to meet the Standards for a Sobik’s Subs restaurant the Franchise Agreement will be signed.

-After this process, your training and build-out will be scheduled.
